Soil evaluations & septic permitting, done right the first time.
Four core services for anyone who needs to know what a piece of land can support. Every one is handled personally by an NC Licensed Soil Scientist.
Perc tests for land buyers
Before you buy a property, make sure you'll be able to get a wastewater system permitted for the home you're dreaming about. A soil and site evaluation gives you the facts before your money is on the line.
What you'll know
- Whether a septic system can be permitted for the house you plan to build
- The type of system the soil will support
- The general location of the system on the lot
- The approximate costs involved
Realtors: an evaluation during the due diligence period protects your buyer and keeps the deal moving.
Large tract & lot yield evaluations
For larger acreage, a soil evaluation across the tract shows what the land can really support before you commit to a plan, a purchase price, or a plat.
What's included
- General suitability of the tract for on-site septic
- Which types of septic systems can be used and where
- Estimated space needed for the size of homes you want to build
- Working with you to maximize lot yield, planning around septic systems and wells
The result is a realistic lot count and a layout you can take to your surveyor and engineer.
Private & hybrid septic permitting
Waiting weeks or months for a county evaluation can stall a closing or a build. North Carolina gives property owners other options: licensed private professionals can take on work that used to be done only by the local health department.
I'll explain each path in plain English and recommend the one that fits your price point and your timeline.
Three ways to get a septic permit in NC.
Which one is right depends on the site, the system, and how soon you need to build.
County health department
You apply with the county, and its staff evaluates the site and issues the permits. It works, but wait times depend on the county's backlog.
Soil scientist + county
I do the soil and site evaluation and prepare the report, and the county reviews it and issues the permit. It's often a faster way through the county's process.
Licensed professionals
Licensed private professionals handle the evaluation and permitting work under NC's private permitting options, with the paperwork filed with the county. This is often the quickest path.
Not sure which fits? That's what the first call is for.
Septic approval for additions & pools
Adding onto your home, putting in a pool, or building a garage or shop near your septic system usually needs approval first. It has to show the existing system and its repair area can still serve the home.
If you're waiting on the county, or just don't want to deal with the county, to get septic approval for an addition or a pool, I can help.
- Bedroom additions and remodels
- In-ground pools
- Garages, shops, and accessory buildings
Not just houses.
